WILL I NEED PLANNING PERMISSION FOR MY GARDEN BUILDING?
In many cases, no. Most of our bespoke garden buildings and rooms fall within Permitted Development (PD) rights and do not require a full planning application.
That said, every property is different. I always recommend checking the details carefully and, where appropriate, submitting a pre-application enquiry to your local planning authority for peace of mind.
I’m happy to advise you at the design stage to make sure everything is compliant from the outset.
WHAT IS PERMITTED DEVELOPMENT?
Permitted Development allows certain buildings to be constructed without full planning permission, provided they meet specific size and location limits.
For garden buildings, the key rules to bear in mind are:
- The building must be incidental to the main dwelling (e.g. office, gym, studio)
- It must not cover more than 50% of the land surrounding the original house
- It must not be positioned forward of the principal elevation
The height of the building depends on the proximity to a boundary:

These rules can vary slightly depending on site conditions and property type, so careful design is essential.
WHAT ABOUT BUILDING REGULATIONS?
Building Regulations are separate from planning and relate to how the structure is built — including structural integrity, insulation, fire safety and electrics.
In general:
- Buildings under 15m² are usually exempt (if no sleeping accommodation).
- Buildings between 15m² and 30m² may require approval depending on boundary distance and construction type.
- Buildings over 30m² will require Building Regulations approval.
I can advise at the design stage whether approval will be required and manage the process if needed.
